"Do Not Use" tapes in EA photo - what does this mean?

I have seen a property on Rightmove I might be interested in as it is very, very much cheaper than anything comparable (don't want to post link in case someone here beats me to it
) . It is advertised as 'no onward chain' and the photos show an empty property but the hob in the kitchen, the bath/sinks and the swimming pool (never thought I'd see the day when I could even consider looking at a property with a swimming pool) all have white tape with "Do Not Use" printed in red and this tape is then placed right across them! I wondered if the tape signified these things are dangerous in some way or whether it is indicative of a repro or something else altogether???

If you can see the tape it means it is a repossession property.
When they repossess a property they enter, disconnect all the services, drain out the central heating etc and put the tape over it.
If you buy one you have to get the services filled/checked/started again from scratch, so if it were me I'd be booking a plumber/electrician/gas people ready for completion day, or the next day.0 -

Found it.... nice..... remember with a repo they carry on advertising for a better price until exchange....0 -

Looks like someone spent a lot of money tarting it up to modern tastes - interesting what next door went for in 2006..... being able to exchange fast is essential with repos... but you can do that0 -
Well... this gets stranger! I've just rung the EA and asked to see the property, only to be told it has now been sold (it originally came onto the market on 18th Dec 2008). When I said 'but it's a repro isn't it and I thought that banks and building societies insist they are advertised for a certain period to see if anyone else will make a higher offer', the young EA blustered, said he didn't really know and I would need to ring back and speak to the manager on Monday. I asked if he could tell me which bank/bs is selling it and he said 'AMG' (I've never heard of them.... has anyone else?). I tried to push him for more info but he just kept telling me I'd need to speak to the manager on Monday and he wasn't allowed to show me round today!

It's a weekend.....they have probably got part-time weekend staff in...hence the lack of knowledge.
Repo's, have to be advertised until exchange of contracts, you can insist on a viewing even if the property has an offer on it, if you are still interested after the viewing then you can make an offer, it is then up to the lender to decide whether they stick with current buyer or not.
I have dealt with AMG before and from memory they are a repossession company dealing with repo's for several lenders so you may never know who the actual lender is.
Ring back on Monday and speak to Manager, you shouldn't have any problems and just remember that if you cant get a viewing then no-one else can either!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -

With a repo through an EA they usually advertise it in a local paper saying, "An offer of xxx has been received for...... Any other offers should be made by xxx date". All offers should be considered right up to exchange of contracts, so I would definitely persevere with it if you are in a position to move quickly. Good luck.0
