With no inventory he can not charge you for broken things. If there is one and they aren't on it he can.Did you repaint? Did you get permission? If you didn't - don't redecorate the house before you move out. a) fair wear and tear is a taxable deduction and some degradation expected don't waste your money b) he can then charge you to rectify the change in decor if it wasn't magnolia before- he might think the colour thing makes the property desirable0 -
I have verbal permisson to decorate, bulid do whatever i like as the standard is so poor itsmakes the flat more desirable for the next tenants!Had my amazing little girlie 08/12/2007 - 11 days late! 9lbs 3oz

However im absolutley petrified of handing in my notice to the landlord as its 3 months i'm concerned that if anything else goes wrong in the flat he wont deal with it as i'm moving out. Whilst i've been living here alot of wallpaper has come off the walls due to mould & damp and i am worried i will lose my deposit because of this?
Im also worried that this is a private rental and there are no more private rentals about they are all EA's but im will be on LHA so potentially no-one will except me and my daughter and we'll find ourselves homeless which means the council wont house us either as it will be purposeful!
Don't think i'm looking for advice as such but just sticking my fear somewhere!
Start keeping a record of communications sent and recieved, it's not impossible that this will end up in court and it would be handy for you to provide a full diary of communication to the judge. I am a LL and from the limited info I have it seems you have little to worry about apart from the terrible accommodationn your LL is providing you with. DO not fear where this goes you will win and your LL will lose. Has he registered your deposit? If you do not know you have already won because he is required to notify you of this.
No matter how angry you get try and keep cool so that when a judge looks at the communication you cl;early come accross as a reasonable person, he will probably not.0 -
