should i not use the estate agaent?

A neighbour of mine approached me a few weeks, with one of his friends about my house, he said he was interested, but he was just waitng to sell his own house and then he will come and have a look.

Anyway his mate has a buyer now, am i better to go direct with his friend ot do i have to go through the estate agent, he hasnt contacted the estate agent, he just came and had a word with me about it.

I ve been with the estate agent 6 months and they have not got us one viewer, they did get us one, but her buyer pulled out and we had told them we would not entertain viewers who had not sold their ow property.

  • You have 2 options really, withdraw your property immediately and go with the private sale, as they should have no claim that they introduced the buyer you should be ok, however beware if the buyer is registered with them they can claim and if there is a sign outside your house they have a good call to claim, or go through the e.a and get all the dogwork done for you but for a fee.
