offer on house accepted, more viewers going to see it tomorrow! should i be concerned

just spoke to the EA today on this house that we have made and vendor accepted our offer on. And i said can we have another viewing tomorrow just to refresh our memories of the place.
The vendor has said that offer is accepted (this was thursday) and will be taken off the market as long as we can move within 6 weeks, which i agreed to no problem.
Talking to the EA today about another viewing tomorrow I asked her to confirm it had been taken off the market and she said it has but there was another couple viewing tomorrow and it had been booked before i had made my offer. I'm slightly put out because the vendor said it would be taken off the market, i dont want to play silly games but it will just be my luck that they put a higher offer in and well i wont get into a auction with someone else.
Do you think that I'm out of order if i make more of a fuss of this tomorrow morning and ask that these people dont view it?
I havent got the mortgage sorted (see a broker this evening and he said mortagage + valuation will take about a wee max) so perhaps i'm being unfair in stating that but I have got a large deposit and we are in rental so whoever offers on it might not be in a good situation as us anyway and for a few grand more it might be better to have us as buyers.
perhaps i'm jumping the gun but i have had the bad times of late 2007 in my head and losing houses time after time, because people were cash buyers, or sold or offered above asking price etc.

As you said, DO NOT get in a bidding war. If someone wants to outbid you grit your teeth and walk away.
Look at it this way, you could use the additional viewing (if they DON'T put in a bid) as a way to lower your bid further.0 -
You're worried about cash buyers in this market and being outbid. Do you stick your head in the sand and/or not read the news?

Well maybe not asking price but whether its 2k more than my offer, its something that shouldnt happen because they have said that no one will view it after accepting my offer.
At the end of the day this credit crunch isnt hurting everyone out there so there are real possibilities of people picking up houses and paying a certain percentage of cash for them, others have sat tight in rented or with parents and and ready to move ow the prices have dropped.Listen to what people say, but watch what people what people do!!0 -
Well I rang 2 different estate agents about houses in my area and this week all have gone sold subject to contract. My house has a offer so I think there is a beginning of more serious buyers with arranged mortgages. One estate agent said the media concentration on high street shop closures has diverted the negative media on house prices which is helping.0

actually i agree with that totally when we looking at the weekend i expected to see very little people looking but we bumped into the same couple three times at the weekend at different houses and speaking to a couple of vendors the last couple of weeks has had more activity than the last 7 months so it does seem that there are others about looking more seriously than perhaps they were before.Listen to what people say, but watch what people what people do!!0 -
I can see both points of view realy has i sold my house in august the next wk someone rang to view but i refused as i had accepted an offer unfortunately 4wks later the buyers pulled out saying there bank had changed there criteria on the offer of loan they had been sent. my morg advisor said they probably gave either a false deposit amount available or wages.So if i get another offer i will still be showing people around after but i wont accept another offer after theres but if it falls through they could have it instead.Also i will ask estate agent to check they have an offer in principal.0

I cancelled the two viewings that had been booked when I accepted an offer last year.
I think that's the correct thing to do and shows everyone that you're not prepared to play games.

Anyone selling at the moment should have back up interest where at all possible.0 -

Some buyers don't read the news and think that they can still secure a mortgage without a deposit, which can really waste sellers time accepting offers. I have seen almost every house in my area go SSTC then a week later its back "for sale" again.0 -
(its always the way with us) the other viewers have been waiting to get on this estate and have offered slightly higher than us! i knew this would happen, we als viewed the property for a second time and managed to have a straight talking session to the vendor and he apologised for the mix up but hes assured us that he never gave the go ahead to the EA to take it off the market even though our offer was accepted.
He has put an offer in on a empty house which is quite a step up he said and basically if it is accepted he needs to move quickly as possible, he said that if his offer isnt accepted and loses this house he will still want to move but not such a rush because he would have to move to a large rental property. He has said that for now he will reject both our offers and see who can move quicker. I have got to get a 90k mortgage on this property and a broker said it will take about a week which includes the valuation.
the vendor wont hear on his house until mid next week, i have solicitors in place so its just my mortgage so i now understand where hes coming from. I havent given up hope yet but other buyers are in a identical posistion as us, some cash, and in rental so ho hum I knew that even in this current climate the houses on this estate wouldn't hang around too long and this vendor had priced right. So for a credit crunch in this area, its slower than what it was but by no means are there no people around without money or indeed waiting to houses drop further!
