Advice on speeding things up

Hi all

To cut a long story short, the house we were buying fell through cos our buyer pulled out. However, we have seen another which is on the same estate, literally about 500 yards from the first.

Our new buyer is extremely keen we move quickly and the new house we are considering is not in a chain.

In an effort to speed things up and get things moving, can I tell my solicitor not to do searches etc. on the new property since they have completed them only a couple of weeks ago for the house round the corner? I am happy to sign something to say that we bear the risk etc. of not doing said searches.

It just seems to be a waste of time and money to do the searches again for a property which is on the same new estate (3 yrs old approx) for a house so close to the other.

Obviously the mortgage will require another valuation and I can't avoid that.

What do others think?

  • I'd be inclined to do the same, what does your solicitor think? Afterall, he's acting in your best interest.
  • I am afraid that your solicitor will have to carry out new searches on the new property if he want to comply with the instructions that he gets from your lenders.

    While you might be happy to rely on the existing searches for the other property, your lenders will not.
