FIRST TIME BUYER new build?

Thank you for the above replys. Yeah I intend to use independant solicitor.
as per the price being too high, £300,000 is going to be my maximum, and i intend to make my initial offer around £270000.
I am almost certain that the development will be completed - http://www.port-marine.co.uk/0 -
Have you looked at what propeties on the development are re-selling for:
e.g. http://teamprop.co.uk/prop.aspx?pref=AWP0863
3 bed semi-detached house, Burlington Road in Port Marine = £215k
Previous prices for semis in Burlington Road from our-property:
2007: £225k
2006: £284k
2005: £240k
In the current climate:
buying a new build can be extremely bad value,
buying off plan can be extremely risky
Only do it if these things are incredible important to you,
and you have done everything possible to insulate youself from the risks.
Go into this with your eyes wide open.. a glossy brochure and flashy website are no guarantee of anything and the finished product will not look like that!
It would be a much better option to go for a 'second hand' new build
or and older house that you can then refurbish to your exact tastes
for a fraction of the cost.
Also you can then see what you are getting, check out the area + immediate neighbours etc. (don't forget a lot of unsold new builds are being sold off to housing associations, could be nothing more harmless than a lovely council tenant though!)0 -

I'm sure if you did there's a case for a complaint -
Always stick by that rule 1.
No. They don't offer a date! Well not in writing anyway. Also in the contract it tells you that you can't take anything the salepeople tell you as gospel unless it is in writing. This obviously is not the correct wording but the general gist of it.
I would also make sure you get everything they tell you in writing. Check the plans for everyting.
For example they have put iron fencing outside our houses when it was supposed to be brick walls and a gate. Also they have not put slate tiles on the bay window at the front of the house when we thought they would. The houses (which are the same type of house) opposite have both of these (we were told our house would be the same). They have denied that these things were ever going to be done and we have no proof.
I'm not intentionally trying to be negative but I just wish I had been aware of these things, it would have made the whole process less painful and stressful.0
