Professional carpet cleaning at the end of a tenancy

Hi,

My tenancy at my old property is up next week. My tenancy agreement states that I have to have the carpets professionally cleaned at the end of the tenancy.

Is it usual for the check-out inspector ask for a receipt or other proof that I had the carpets professionally cleaned?

I didn't bring in professional carpet cleaners- I just did it myself with carpet shampoo and I don't really want to have the cost of professional carpet cleaning taken out of my deposit!

Any advice is much appreciated. Thanks

    Usually it's fairly obvious if carpets have been professionally cleaned vs a home job.

    My LL only asks for receipts when she has a doubt, though. In her own words: if she can't tell the difference then it's good enough for her! So basically she wants to see a receipt when she's confident it is NOT been done as per the agreement ... because then she can deduct the costs and have it done herself.
  • The owner of the property won't be dealing with it.
    It will be an inventory/property management company and I was wondering whether they would just have a blanket policy of asking for receipts?

    How might it be obvious that I did it myself rather than had a professional comany in?

  • can I just ask roughly how much it costs to get this done? we are possibly moving out of our rented house in a few months and this is stated in our tennancy agreement too

    It differs from room to room (say £15 in the hall and £10 in the bathroom) and all companies will differ in price, but most have a minimum order price of about £50.

    For a 2-bed flat I was looking at paying around £70-£80

    When i moved out my last flat, we were told we had to have the carpets professionally cleaned - we didnt and nothing was said, nothing taken out our deposit etc. I think aslong as they look clean and dont have stains etc all over them it should be fine. I have never known a letting agency to ask for receipts.

    We also had a cat in our flat (which we weren'y suppossed to) with cream carpets and they actually commented how clean we had left the place.

    The LL can only ask you to return the property in the same condition as at the start of the tenancy, fair wear & tear excepted. S/he should only ask that the carpets be cleaned to a "professional standard", and then only if that is how they were at the beginning.

    It says in the tenancy agreement that the property is to be left in the same condition as when I began the tenancy.

    In the inventory that I received at the beginning, it said that the carpets had been 'professionally cleaned'.

    There is also a clause in the tenancy agreement saying that carpets should be 'professionally cleaned', not 'cleaned to a professional standard'.
