Renovation quote

We have bought a 1930's 3 bed semi at a good price. House needs a lot of work..

I spoke to someone who runs a building company and he gave me a quote of 18K for following:

1) New ceilings, Coving, skirting, fit new floors in 3 beds, hallway, landing, through lounge.
2) Knock down wall between Bathroom and WC, new ceiling, fit bath, tiles etc
3) Lay down floor everywhere
4) Complete new central heating system, new boiler, remove old tank and boiler, new radiators
5) Re-wire
6) Remove wall papers, skim and paint (except kitchen)

He will register the central heating with Council (they are corgi approved) and they will provide the Electric Part P certificate.

Do you guys think it is a fair quote? I am a FTB so do not have an idea..

I will have to provide him paint, laminate flooring, bath suite and tiles etc..

I am having total rewire (quoted 2.5k), new boiler and central heating system with valliant boiler (quoted 3k for this). We plan to have bathroom put in eventually and were quoted £250 from same plumber to rip suite out and replace it with a standard B&Q suite that we will provide him with. If I were you I'd get a few more quotes and take it from there - try and get reccommndations from friends and family. Make sure you get all work in writing and not be fobbed off with an estimate. Using this forum has been dead helpful on what you should be paying and I know I'm paying about on the money for the work I want done.

    To the OP....price depends on your location in the UK and the specification of the renovations eg. boiler, number of power points/lighting and so on...you need to get more quotes with detailed specification of proposed works then compare like for like.

    hi becky, as a previous builder, the quote is very competitive, bearing in mind heating system alone can be aroud 5 k for and install in a 3 bed semi, new floors? ( laminate or existing floorboards?)re-wire around 2-3k,new celings dependant on size would start at around £700 for average size dining room, plastering alone can set you back around £20-£30 per M2, then you have the disposal of rubble etc..all these things do tend to be forgoten when taking price into account,the most important thing is to make sure you have everything they are quoting for in writing detailed in every way
  • I have just spoken to the builder, he will provide coving, skirting etc.. will arrange for removal of old carpets, wall papers, bathroom suite etc..

    We have horrendous carpets in the house at the moment and house is empty..

    initially he suggested 19.5K, I asked him to lower the quote to 15K.. He is now willing to do all this for £17.7K..

    How much will it cost to replace the ceilings? three bedrooms (two 14 X 11 and one 8X 8). Its a through lounge (28 X 12).. I can then paint and fit the floor myself.

    Also, how much for fitting the bathroom and tiles?
    House does not need anything structrual to be done apart from knocking the bathroom wall down.. so £17.7K looks a bit too much to me..

    as i cant see them i can only advise on modern day materials, your celings may be hydrated lime mix with wood lath behind, unsure if you are governed to keep original interior listed build etc, however at around 10 sheets of plasterboard 12mm ( may require extra framing ) around £5 per sheet 8'x4' then skimming at around £20-£30 per m2 around £400, then the coving which is around £30 for around 30m depending on radius, best thing to do is ask him for labour only quote per man, source materials yourself or do some work yourself it's a great way to learn,if the bathroom wall is not supporting, just get building warrant from your council and take it down yourself, get some friends to chip in if poss, hope this is of some help
