  • Do you know the house number?

    It could be worth looking on mouseprice to see what other similar properties in the area are going for.

    Also know your seller's motivation and/or desperation before you make a move.
    In the beginning the Universe was created. This has made a lot of people very angry and has been widely regarded as a bad move.

    If you view take some chatty soul with you. Get them to chat to the owners and get the story out of them whilst you're concentrating on the viewing.

    Make a big list of everything wrong with the house - thats youyr bargaining tool as much as their desperattion to sell. If they're not desperate to sell though you're just insulting their family home :)

    From the number of pics I'd say they're keen to sell

    Nationwides calc comes up with a
    [FONT=Verdana, Arial, Helvetica, sans-serif]This is equivalent to a change of -11.17%.[/FONT]
    drop, from when they had it valued. = 40K. Its only dropped 20K. I would start at 20% off (70K down) and work to 15% off minimum.

    Hideously overpriced. There are very few properties on that street that have ever sold for more than £300,000, and even those were at the very top of the market; prices are now back to 2004 levels, and therefore the ceiling price should be around £250k.
