Ways to use equity in my house??

Hi All,
Wondering what peoples thoughts and experiences are with using the equity in their property to buy another property?
My situation is this, I have had a mortgage on my house for just over 4 years. I bought it for £30k and it's worth about £80k now. I want to rent this place out and use the equity in it to help me get a mortgage on another property for me to move into.
I'd appreciate your views on this and any tips as I kind of know what I want but have absolutely no idea of how to go about getting it started!
