Hello,
we are considering taking in a lodger to help increase our income (see my other thread on DFW board)
its not something we have ever looked into so does any one have any advice??
i believe that i have to checkwiht my mortgage lender and house insurance as to whether i can even have a lodger??
the room we would be renting is only very small. i am getting a bed soon, but no other furniture at present, as the room is currently being used as an office.
also we are in middle of renovations on our house, so at present we have no carpets upstairs except for in the room the lodger would be staying. that room is actually the only finished room we have!! LOL
anything else i need to think about??

What sort of lodger do you want?
It can be hard to get a lodger in a 2-bed house where the others are owner occupiers and a couple and the room is the box room. Add in "work in progress" and most (decent) people would be put off, which then makes you wonder "what sort of person would this attract"0 -
its a 3 bed house, me, dh and my mum. the room that would be rented out is the box room, but its a very good size for a box rom IYSWIM.
i should have explained that the work going on is we need to tile the kitchen to finish it. plaster over some walls following a rewire and some remedial work in bathroom consisting of needing lino, the wall sorting after removing a radiator. its all sound and warm, just doesnt look fantastic at the moment.
we are hoping to try out someone temporary at first, so that we can get used to it. also this should make up fot the parts of the house needing attention. IE, they may not mind as they not staying permanent. Please be nice to all moneysavers!
