Need info on house running costs

Hello Everyone, I would love some help. I find myself needing to run a 4 bed house and before I commit need to know about running costs - water, electric, gas, poll tax. Any feedback will be very useful. Thanks, Fifi

  • Are you calculating the cost of letting out the other rooms?

Water cost would depend on the supplier and if you have a meter, Poll Tax depends on the area you're in, gas and electric depend on what type of person lives there, I'm a tight sod so don't put the heating on, girlfriend is cold blooded and needs it roasting hot!
Can you get your hands on any previous bills for that property? how friendly are the neighbours? can you have a chat with them and get an idea of what their costs are?

That's a "how long is a piece of string?" kind of question.

Best thing is to ask the current owners/ tenants how much they are paying for utilities, how much they use the heating, what temperature and how often they use the tumble dryer etc.

Poll tax has not existed for years. Council tax prices for each band will be on the local council's website, and the banding of any given property is here

we're 4 bed det', i'm a tight sod as well and try to keep all bills to a minimum, mainly because i resent the companies, but bills are roughly;-

    water (metered) £250-280
    council tax last year £1400
elec 4300kwh per year dd just gone up from £31 - £45 pm, a little high ithink.
gas has been 16500kwh per year, should reduce now combi installed dd = £36pm.

2 adults, 2 young kids, gch (always set low), elec shower, elec oven, gas hob, all e/saver lamps.

i think these bills are quite low and should maybe considered a minimum.

    hope this helps.
