Seen a house we love, but help!

We really liked this house we saw today...it had a few minor things we didn't like, but they were far outweighed by the house as a whole.

However, it's only the 2nd house we've seen and there are 11 others on our list to view.

Do others have experience of this? Did you find something even better or did you cease all viewings?

OH thinks we don't need to see anymore and put in an offer, I think we should see a few more this week to compare.

What did you do?

  • As a house is probably the most expensive purchase you'll make, you should really give plenty of thought and not rush in to it. Please don't be impulsive, there could be something else out there. If someone else gets to it first, you weren't meant to have it. Good luck with your house hunting.

    Go and look at some more even if this is "the one". If all the other houses make you think "no 2 was better than this" then you'll know that you've made the correct choice.

  • We looked at over 100 properties (at least - I lost count after that!) for a bit over a year, before we finally had an offer accepted last week! I think we are probably in the minority (and somewhat extreme!) in terms of number of viewings (and unsuccessful offers), but it took us a while for us to ascertain what it was we wanted; and then to actually find properties in the specific style, size, location that we wanted that and that were also within our budget.

    Do have a look at a few more (ie the other 11 on your list), just to have something to compare today's property with - ie style of house/period built in, size of living rooms, dimension of bedrooms, direction the house faces, whether the garden is suitable for your lifestyle, parking (on street/garage etc), work required or not (ie new kitchen/bathroom), the proximity to useful shops/public transport, main roads, railway lines/friends/family etc. etc.

    After all, it is a lot of money you are spending (or borrowing), so you might as well make sure that the property you saw today is the best one in that area for the price.

    If you've see the other 11 and still like today's house, do go back and see it again at a different time of day, and check out finer details that you may have not checked on your first viewing before putting in an offer.

    ITA with the poster before me. If you can though, try and view the others ASAP. If the one you like is as good as you say, and it is a real bargain, others will notice it too! Also try not to fall in love with it until you're the legitimate owner ;)

    We put an offer in on the first house we viewed. not only was it in the area we wanted and at a good price but it was empty so shortened the chain. Is the house in a chain? Its a consideration to make as so many things can go wrong and the longer the chain the more chance of problems. Maybe look at a few more just to have a comparison. Good luck!

    We only ever looked at 2. Put offer in on 2nd. We never had a list of others to look round but I knew the area well, and roughly knew the layout of the houses within the village that we could afford.

    What's it like within the area you are viewing. If its quiet you've possibly got time to look round the others, you may find one you prefer on the other hand you may go back to this one. If its a sought after area it might be snapped up by someone else whilst you view other properties.

    How bad are the niggles, and could you live with them or put them to your liking

    Last time I bought a house purely for myself I wasn't really looking. I stumbled across something I really liked but then decided to continue looking at every similar style property in the same area. The first house really narrowed it down, but those little niggles were solved and I found a house, though almost identical from the outside, with a better layout in a quieter road for a better price.

    I remember the first place i looked at was great.
    Went on to look at more, and within a couple of weeks, the original had gone. Needless to say, it was the best one of the lot :-(

    I reckon that a conditional offer on the one you like may be a good step forward. Then try and see the others that you have on the list and see how they compare.

    What if this house you saw was 5th on the list - would you go and see the others?? I prob wouldn't.....

    You get 'that feeling' and I guess you got that with the place you have seen.

    Thanks for all the advice. We've whittled our list of 11 down to 5, and am going to view these ASAP.

    The house we saw has been on the market for the past 6 months, so guessing it won't be off the market if we go back at the end of this week.
