making an offer via solicitor

Can anyone help with this?
Partner and i offered on a property requiring extensive modernising (probate case) last oct subject to survey. Survey revealed probs ++ over and above modernising costs and undervalued it by further 15k. Subsequently we revised our offer to reflect this. The vendors refused the offer,wouldnt renegotiaite and subsequently put the proeprty on the market with another EA. We would like the vendors to know that our revised offer still stands however the new EA isn't keen to deal with us.
Are we able to contact the vendors solicitor who is dealing with the estate directly to inform them of our offer or do we need to approach them via the new EA. The original EA would receive commission should the deal go through
Any help appreciated

As far as I know, by law the EA has to pass on ALL offers regardless of whether "the new EA isn't keen to deal with us" or not0

How does the revised offer in you made in October differ from the "revised" offer u want to make now? How do know new EA doesnt want to dea with you? (seems odd)0

the revised offer is still the same! 20k under the original offer we made back in oct. The vendors put the property back on the market mid dec and have since had another offer which has fallen through recently. I phoned the latest EA who were less than keen to discuss our offer hence wondering about approaching the vendors via the solicitor.0

get yr solicitor to submit the offer on yr behalf, but i think if the vendor was interested in yr offer they would have come back and asked "is it still on the table"0

Thanks for the advice. You would have thought that they would be interested in a genuine realistic offer from a buyer with no chain, large deposit and a mortgage offer!!0

I understand your reasons as the crash has got worse since you originally made your offer and you had good reasons to reduce due to the survey findings but personally if they would not renegotiate then I wouldn't like their attitude and not bother at all with them. There will be other homes for sale and I think you will find that the same house will be reduced in a few months for less than what you offered anyway. The chances are the same problems will appear in future buyers' surveys.0

I don't know, are you able to? I mean this in the practical sense - do you have an address or a phone number? If so, absolutely go for it - why might you "not be able to"? The negotiations are between you and the vendor, not the agent.
When I bought my house I got the impression that the agent was advising the vendor not to accept my offer, for no very good reason (I guess they thought I might come back with a higher one). So I made my final offer by letter directly to the vendor, using all my GCSE English Persuasive Writing skills ( :-) ) to explain why I would be a particularly good buyer and that this was indeed a final offer that wasn't going to go any higher. If they'd ignored the letter or responded via the agent that would have been fine - I wasn't trying to harass anyone - but in fact they phoned straight through the next day to accept.
I've yet to come across an estate agent or solicitor that added much value to the process.

i cant see how the 2nd EA would know/care about previous offers, unless the venow told them?
as market is even further down since last time, i would put in a lower bid- byt only if you really wanted the house, and were prepared to do work needed (in this cold weather too, mind!)
overall- plenty other houses on the market, with less hassle.:money:Long time away from MSE, been dealing real life stuff..
