This thread is aimed at people like me that want to gain exposure to short - term high capital growth but dont know where to start.
Prior to Berlin I did extensive research of other locations including Bulgaria, Croatia, Slovakia, Poland and Cape Verde.
Having caught the tail - end of UK B2L, I wanted to sell - up and invest a modest amount abroad as all the smart investors I know seem to be doing.
CRUCIALLY THE LEGAL AND BUYING SYSTEM IS ROBUST AND SECURE, unlike other parts of Europe I investigated. This was the main factor for me.
English speaking Lawyers are common place.
The other fundamental reason I chose Germany was that the underlying economy is comming out of recession just as we did 10 years ago. Germany is Europes biggest economy and the worlds number 1 exporter (that surprised me to). The new Govt, The World Cup and at last falling unemployment were all the signs I needed.
Unemployment is still high but this is largely a result of re - unification, but the teething pain seems to be abating.
The Notary (offical who oversaw the financial and legal transfer) tells me I am the 10th UK investor he has dealt with in last 2 months.
My notary tells me many UK investors are buying un Berlin. Hegde and investment funds from the UK are buying thousands of appartments. Jim Mellon (Regent Pacific investment fund) has bought 500 appartments.
You also must consider that the Germans, unlike us have huge savings and low credit.
I am certain that once the Germans regain thier lost confidence, the hunger to invest in property will be incaciable, both domestic and foreign buyers keen to join the party.
ASK YOURSELF THIS: If Manchester, Dublin, Glasgow and the rest of the West can have a boom, do you really think the Germans be any different?
Investing in real estate has become an obsession the world over, the Germans will resist no longer.
Sure, I know they like to rent in the past, but all that is changing. Money flows to undervalued assets, period.
Dont let the pessimists talk you out of this one, those same people scoffed at those of us investing in Ireland in 1995, they thought us mad ("nothing ever changes, better off with money in Bank").
Good luck.

Investing against the trend - Feel Glewk! Is this BTL, or a holiday home?
"sell - up and invest a modest amount abroad as all the smart investors I know seem to be doing."
All the ones I know who sold out in mid 2004, and are back in the stockmarket.
US is looking pretty good too :-) http://www.theonion.com/content/indexSurvivor of debt, redundancy, endowment scams, share crashes, sky-high inflation, lousy financial advice, and multiple house price booms. Comfortably retired after learning to back my own judgement.
This is not advice - hopefully it's common sense..0
