As a tenant would you like this?

I own a small property in a different city and have no idea who is living there, i also have no idea how effective my letting agent is, I mean in terms of customer service etc

As a tenant would you respond to a letter from your landlord asking for your comments tec about the letting agent.

I have no idea if they are doing a good job, yes the rent is being paid every month but the contract is up in a few months. If they are doing a bad job it maybe the difference between the tenant resigning and leaving.

What are your thoughts?

Thanks.

Good question, a friend of a friend I guess. I know I should have done more research but at the time I was so busy, now the contract is up I am looking into it a little more.
  • maybe for your own piece of mind you should ask the agent to arrange for an inspection to be done by yourself. you can then go round and speak to the tenant directly and check for yourself that the property has been properly maintained.

I doubt any tenant would mind receiving the letter but im not sure how many would respond unless they are really upset with agent. Word of caution though- take any tenant comments with a pinch of salt. hence why i would suggest a personal visit if its not too far away
  • I would have no problem at all receiving a letter from my LL asking for my opion of the LA. Infact I think it is a good idea!
  • I would only comment if the letting agent was not to know my specific responses. Then again I've got issues with my letting agents and the snotty attitude of their staff.

I have been to inspect the property in the 12 months that it has been let out and I am happy with the state, the tenant was not present.

I guess if they dont reply then its pretty safe to say they are happy.
  • If it was mine I would definitly arrange a trip to see the agent and the tennents just to keep my finger on the pulse but I think it would be fair to give them advanced warning
  • I have a friend who rents a property with a damp problem at the moment and the agent is just fobbing them off, they are moving out asap. I am sure the LL would be round in a flash if he knew, hence my post. i would rather know they are doing a bad job than no nothing.

    Thanks for all the help.
  • You’ve checked the property yourself whilst the present tenants have been living there and your happy, you’ve received your money from the agent each and every month. erm .......... what’s the problem
  • If I had a problem with the agent, I would probably answer. Seems like a good idea to me - you wouldn't want to lose a tennant because the agent was a bit crap.

I wouldn't be impressed if the landlord turned up for a chat - we'd be obliged to invite him in and it's always messy and I'd be embarassed.
