Repairs problems & unhelpful lettings agent..

Basically, im a month into my 6month shorthold tenancy - the house was breaking section 11 of the Landlord & Tenants Act on at least 5 counts when I moved in, they corrected some of the problems but others, which they deem 'less important' they have refused to do due to cost...my main issue being the toilet - it doesn't flush everything away until about 4th flush - pleasant eh?
I've sent a recorded delivery complaint, as they never return our calls, quoting section 11 and also the supply of goods & services act - and given them a timeframe when I expect it to be fixed or looked at.
My only other idea is to ask them to remove the clause in my contract which states I'm responsible for the drainage/sanitation to the property - and put in an addendum giving me the right to call in an emergency plumber if anything goes further wrong with the problem - at their cost - plus professional cleaning if its overflows & replacement of any damaged personals, again at their cost..plus a rent rebate for the unpleasantness!
Any other ideas to push their buttons would be great, they aren't with ARLA unfortunately - oversight on my part not to check beforehand...oops!

if you cant stick it then just move out after staying there using up your deposit for the following month without paying them - if they see no money then that sometimes gets them into action.
if not then move and you not out of pocket0
