Knocking down walls and turning a staircase

Hello there! I have been trying to get some quotes on the following work in a 1930s end-of-terrace house in Andover, Hampshire...

Bricking up current internal doorway in bathroom.
Knocking a new doorway in remaining bathroom wall (750mm width)
Bricking up current internal doorway in bedroom
Knocking a new doorway in remaining bedroom wall (load-bearing - 750mm width)
Turning current staircase in opposite direction
Knocking through kitchen wall (cavity load-bearing wall)

If anyone could point us in the right direction that would be brilliant! This is our first house (it was a repossession sale) and there have been so many things to do.. which we are chipping away at.. but the building work is beyond us!

I am getting some quotes in and will jot them down as and when!

Thank you! :A

Very difficult to say without seeing first hand, does that include the joinery aspect ie fitting new doors or retaining existing?
how big an opening in kitchen[ it makes a difference as to what type of girder needs to go in].
Are there any electrics to move or plumbing?
  • Hi Owls (Wednesday having a pretty good season so far!) - thanks for the reply. I'll try and upload some rough plans I drew up with measurements.

sheffield wednesday arnt dong to bad are they, considering we have no transfer budget and are titering on bankerupcy, but hey ho you follow your team through thick and thin.

no probs i can have a look and offer my opinion[for what its worth].
  • Here are some rough drawings of the ground floor and first floor...

The ground floor needs the kitchen wall knocked through (roughly 2.7 metres in length). This was originally an external cavity wall. On the other side of the kitchen wall is a shoddy lean-to/extension. This will eventually be ripped down to put up a one-storey brick extension.

The staircase needs to be turned, and a new landing put in at the top of the stairs. The stairs currently go up to the left (when you walk through the front door). There is also the job of moving the gas meter from its current spot.

Upstairs there needs the landing to be reinforced, a couple of doorways to be blocked and a new doorway in the bathroom (I can put up the stud wall myself!)

If you have structural engineer survey, ask a few builders companies in your area to estimate the works

    Nick & Em,

Can you put more sizes on your sketches?? I presume the door openings are standard doors - although the kitchen opening looks larger.

    Cheers,

  • New plans.. now thinking about moving staircase to side of house.

  • Hello,
I'd be really interested in hearing whether you did these works as detailed and how much they cost as I am considering a very similar project.
    Thanks,

Generally, it will be a more expensive job the push the staircase against the side wall. To keep it where it is but reversing the direction should be a lot easier (and cheaper!)

Transco are who you should usually contact re gas meter. Not sure if a plumber can just extend the service pipe though.

Correct. Gas board will need to move the pipe work up to the meter and then you're free to have a gas engineer pipe from the meter to the house.

It can be costly though, if it involves digging up path/road etc
