landlord being awkward

Don't want to worry you but how long has your landlord owned the property? I am wondering if it's not much more than the five years you have been there (or if he has brought other properties recently) that he may not be that solvent. From your post he seems clearly worried over money. Thing is if he is running at a loss he may just not be prepared to be reasonable.
there's no mortgage on the property, he owns 7 other houses that he rents out, he lives in a 5 bed house himself,he works as an accountant and his wife is head of finance at the university....oh and they have a full time nanny for their 4 children.........somehow i don't think lack of money's the problem :rolleyes: but thanks anyway.....i just put it down to him being a tight sod!!0
