estate agents in medway ,kent?

hai,

Our tenants have just called to say that he will be moving in Jan 2009 around the 20th.
We got into property letting around 2years ago..because we had to move and so decided to let the property ...

Had 3 different tenants during the time, all through friends..
Now was thinking of advertising through the agents but not sure who to go for..there are so many!!!
can some advice me on what i should look for when choosing an agent..
the property is in gillingham,kent area..any agents that you could recommend?:confused:

    Hi,

    How many bedrooms has the property got?

    I am from that area and have been thinking of moving soon. The best bet is to look on rightmove for the ME7 area and the names and phone numbers for the agents will be advertised next to the properties.

    Go via the national LL associations or the affiliated local ones and get local recommendations - there is currently no requirement for any LA to have any qualifications, training or particular expertise.It's worthwhile familiarising yourself with info available on LandlordZone and tenancy depsoit sites too, because even when you use a LA, the responsibility for making sure that things are done properly will still lie with you.

    Trawl through the small print of any agreement that you would be expected to sign up to as a LL, ask for a copy of the tenancy agreement that they'd use, and check both for the infamous renewals fee. Get a relative to pose as a potential tenant and see what their service is like from the other side of the fence. Using an LA who is signed up to ARLA, NALs or OEA at least offers a minimum code of conduct, so that you have some comeback.

    You'll need to get an EPC for the property if you haven't already done so, as all rental properties for new lets after 1st October 08 must have one, and presumably you got your mortagor's consent to let in place before you started letting originally (an efficient LA will discuss these things with you - a dozy one probably won't )

    The property have 2 bedrooms.
    I have looked into rightmove and called 3 estate gents who are letting properties in that area...

    the estate agents that i have called seem to have renewal fee and full management fee is 11%-15% every month + one off set up fee of around £200!!!!!!!!!!!
    i have an epc done in october itself along with gas certificates,when i took out the emergency cover.
    and the bank with whom we hold the mortgage agreement was very helpful about the consent to let the property (for a premium charge...ofcourse..)
