we recently bought our first house, being 1st timers we got loads thrown in including solictor fees/ basically bloor homes supplied a solictor. he was crap. and managed to avoid telling us there will be a maintenance charge on the road ....
So all moved in and we now get a bill for 200 pounds because the council wont adopt the land and a private company is going 2 maintain 2 shrubbed areas with 18 shrubs!! great!! out of the 22 houses 18 are part but part rent, 2 owned and let out and 2 including us privatly so we are the only 2 having 2 pay this charge....
anyway we only have 3 of the 5 street lights working loads of rubbish in the MANAGED area and F**k all to show for 200 quid
Does any1 know if bloor the builders had 2 tell us about this charge or is it all red tape crap. many thanks for reading my rant!!:T

why are you the only 2 paying maintenance charge? is this a presumption0

The people who part rent part own will be paying the charge. It will be included in their rent.
It's your solicitor who should have told you that you have maintenance or service charges.I'm not cynical I'm realistic

the 50/50 buyers charge is being paid for by the housing scheme. already checked wich made me even happier.
the landlord who is letting 2 houses will be able to put it against his company, which leaves 2 of us who both had the same solicter and same probs with him..0 -

I don't understand what is the rent for? When you pay rent you pay for services which are included in your rent.
The landlord is still paying. The amount of expenses you have reduces your profits.
You seem to be upset because you think you are the only people who can see themselves paying directly.
I suggest you both separately put in a complaint against the solicitor. Just phone them up and ask them to send you their complaints procedure in writing then follow it to the letter.I'm not cynical I'm realistic

somewhere in your documents there was probably mention of a factoring charge for common areas.
happens a lot nowdays as the councils don't want to take on the landscaped areas but some maintenance is required. if th maintenance isn't being done properly find out who the factor is and complain to them as well
heres hoping you aren't stuck with greenbelt....0 -
Did the Solicitor provide you with a report on all the paperwork? Its likely to have been included in there. Its very rare for a solicitor not to do so as its an indication of negligence which no solicitor wants hanging over their head0
