How do I manage tenancy for 3 singles in a family house?

  • I shared a house with two others and we had one agreement which we were all named on. It stated all our names and all our individual rents (the bedrooms were different sizes and slightly differently priced). I would NEVER sign a tenancy agreement in my sole name, making me responsible for the entire rent and then get back portions from other tenants. What if they did a moonlight flit??!!

    If it's a joint tenancy you ARE individually responsible for the entire rent if one or both of the others do a moonlight flit. That's what "joint and severally liable" means. Usually if you are only responsible for your own portion of the rent you have separate tenancy agreements. In that case you may be classed as separate households and you would, for example, each have to buy your own television license for your bedrooms.

    We had a joint tenancy agreement BUT we told the landlady that we would not be willing to be held responsible for the other tenants' rent (we all had separate bedrooms in a shared house) and she provided us each with a letter confirming that in all circumstances we were only liable for our own portion of the rent.
