The trouble is Maliah, some people will put their house up for sale at a price they would like, but aren't in any hurry to move, and will quite happily sit there waiting for an offer at the right price, if they don't get it they take the house off the market and try again another time. So the 'for sale' price really doesn't necessarily reflect the true value.Accept your past without regret, handle your present with confidence and face your future without fear0

The O.R will certainly accept an estate agent's valuation. We had the house valued 5 or 6 times and then submitted the lowest two.
If you're considering bankruptcy I wouldn't even consider borrowing money off your father to pay any arrears.
In fact, arrears can be a good thing because they reduce the Beneficial Interest in your house, and you'll easily get away with six months arrears before the lender starts to consider reopossession proceeding. We were almost a year in arrears and still kept the house.:D

Unless something drastic happens like China entering the U.K property market then the bottom is nowhere in sight yet.
