    Hi, I think you need a genuine surveyers report and not an estate agents valuation on your property before you decide anything.

    Really don't think this is necessary!!

    I do wonder if you know how a surveyor comes up with a property valuation? The starting point is that they ask a couple of agents in the area what they think! The only difference is that they ask the estate agents for a sale value, not a marketing value. In other words they're not pretending that the agent is going to get any business on the basis of the valuations!! I got verbal valuations from some agents for a "realistic sale price". It still varied widely, but then the only way to value a property is on "comparibles". In other words a similar property SOLD recently. Every professional is going to struggle more than ever to come up with "A price".

    For the OP, it doesn't look like going BR will make any difference to you being able to stay in your home. You can then have a "new start" wherever you are.

    Thanks for all the lovely posts, they is house few doors down from me and needing complete renovation like kitchen and bathroom, and its up for £92,500 so that is what concerns me, that if that is valued at that then mine must be a little more so i'm not in serious negative equity.

    It would be us both going BR, as we both have unsecured debts, erm never thought of just one of us going br :rolleyes:......

    It would have to be though Dh really doesn't want to do it. To be honest if we tightened our belts and meal planned , budgeted etc, we would manage. I've been rubbish with money to be honest.

    Ah, but just because it's up for £92,500 doesn't mean they'll get that, it'll probably go for at lease £5k less.
