Hi there,
I am looking to purchase a semi-detached 2 bed house. Plan to build a single storey extension (planning has been granted for a much bigger extension so that shouldn't be a problem). The extension would come out by around 7foot and be around 12 foot across. Want some patio doors onto the garden, and pitched roof with velux windows. The extension would basically enlarge the kitchen so no internal walls would need to be added.
Wanting some ball park figures of how much this would cost, to include shell, electrics, plastering and flooring. Also installing a radiator.
We live in Surrey so not the cheapest builders around! Really want some vague ideas so that we can decide on where to start negotiating on the house.

Yep - everything (including servicies, plastering, doors etc)
Maybe not including blinds, furnishings, fancy fitted kitchen.baldly going on...0 -

We are based in the south east and work in London alot real price fully finished would be nearer £15000 as just finished one in Tooting about the size came out abut £15000 if you get someone for £10000 good luck as the one we just finisded was done previous at a cost of £9700 we has to knock it down as previous builder was a YEEHAA!!when you get it done make sure the bullder contacts building control at the start and continues contact with them the whole way through as rhey want to see the job at different stages.also dont make final payment until certificate has arrived from Building Control. The problem is it can vary massively simply due to the plan.
Builders can pull prices out of their !!!!!! but unless they have a plan to price up they are simply pulling figures out of thin air. I.e type of insulation, rockwool or Kingspan type. Type of construction, brick, artificial stone, natural stone, block and render etc.
Perfect example a potential customer told us she wanted a stone boundary wall building. So to match house we priced up simmilar stuff which was £40ish +vat per metre (for us to buy). Did not get job....6 months later passed the house....Concrete block boundary wall (we get concrete block for around £10 +vat per metre). Clearly we were not pricing up the same job as others...ie 'stone wall' 'concrete block'.
So you need a passed plan for builders to price off and to make sure your getting exactly what you want (i.e whats written on the plan).
Also get a good number of prices once the plans are passed but make sure the person you go with is reccommended (unless totally out of the range of prices you get).Hi there!
