    If a pump is able to be fitted then that would solve all probs, and I wouldn't worry too much about the noise. However, as i say, a pump needs to fitted on a seperate feed, and not where there are branches off to all other draw off points, as this will activate the pump everytime a tap is turned on anywhere in the house ..... i think this is right? any other ideas / solutions appreciated.

    The cheaper the pump then usually more noisy it will be. Stuart Turner Monsoon are brilliant, serviceable (unlike many others that once leak need to be binned), and are quieter than most when installed properly (I've always used a cut down paving slab on a piece of carpet to deaden the noise, and they come with rubber covers for the feet).

    Removing tiles is a pain but not always the end of the world, especially if they've not long gone on, I'm sure every plumber has had to do this at some time. If you are going to do it make sure instructions are followed to the letter to ensure that you don't have any further problems.

    Under no circumstances should you cut anything out of a truss without knowing exactly what you are doing. All the parts are there for a specific reason.
    I must confess that I did it in my house in order to install a large hatch. But I was told by a structural engineer how I should replace the cut away parts. There has been no problem for 30 years. In fact the modification was calculated by the structural engineer so as to replace the cut parts with something even stronger.
    I can afford anything that I want.
    Just so long as I don't want much.
