    the trouble with staying over for a few days (other than it being fraud of course ;) ) is that she cant go on the electoral roll at that address and therefore cannot vote

    With regards to private renting agents will require a deposit usally 1&1/2 months rent plus refrences

    i wouldnt advise lying to get out of c/tax its not worth the risk...
    you would have to go down as only tenant then landlord can question gf living with u as subletting
    if the council find out you will be fined which will be worse than c/tax
    if your the only one on tenancy you have to prove yr able to pay the rent on your own..

    me and my oh rent via shepherds estate agents..
    we paid 800 deposit and pay 575 for a 1 bedroom massionette (hertfordshire)
    if i have any problems i ring estate agents and they sort out straightaway..
    i havent seen the landlord since we viewed the flat!!!

    our previous tenancy was through a private landlord and was a nightmare he tried to put the rent up tried to gain access with keys he shouldnt have had didnt deal with the broken washing machine for 12 days and in the end the police were involved..

    i would suggest going through an agency so u have a proper contract ect
    also u have 6 months so look around say your looking to move soon and view places it doesnt put u in any obligation this will give you a good idea about whats avalible ect...
    and dont be put off you arent lacking common sense with regards to reserving a property just naive about private renting :)

    i would suggest you start looking properly 8 weeks before you move we chose the masionette were in now in middle of nov and couldnt move in till mid dec as landlord needed time to finish bits off ect...

    finally save a months rent and bills in tin or account to cover you if u cant pay rent/bils one month.. it happens!!!

    Thanks for all your replies.
    With regards to the c/tax issue - we're not planning to dodge out of it. Although this forum is all about saving money, it's about saving money legally.
    I'd rather pay the tax than the fine (unlike our university, who are required to dredge the lake every couple of years, but instead pay the fines as they're cheaper!)

    We will ask our current landlords (who have been very good, but only let student properties) if they know of any reputable private landlords, otherwise we will go through an agency.

    it's not worth it , someone I know tried it and someone..a neighbour? reported them and they were prosecuted.
    Also many ordinary landlords let their properties out via agents as this ensures that proper credit checks are carried out, meter readings taken, and inventories checked. Sometimes tenents give two months notice..as one of mine just has... so you just may be able to reserve it but you would have to sign a contract and pay the deposit. Try some of the bigger estate agents, and you shouldn't have to pay them anything as the landlord will be paying them a % of the rent or at the very least a "finder's fee"
