    What i do is cut around the top with a blade to stop the paper or paint coming off with the board. If the plaster is the problem use a bolster and hammer to clear it.
    If the clout nails pull the plaster off you with have to use bonding to finish them. Dont have to be great, just so you can get a fixing with the new board.
    Lucky for me when i have done it i have used bigger boards (from 4in to 6in) after, so it will cover the damage if any. The C/h pipe problem you would the to drain the c\h system and move the pipe,s.
    It's all work, but that's DIY for you.
