Leaky roof???

We spotted a couple of circles on the ceiling of one of our bedrooms. OH went up there and it appears to be a pipe leaking thats coming from the bathroom extractor. We told people about this when we moved in but were told that its okay. Obviously it isn't. We've put a bowl up there for now to try and catch the drips temporarily.

However, we've spotted another issue. On the front side of this inside of the loft there are water droplets. The rear is fine. To us as the unititiated it appears to be in lines across the roof. Giving the impression that the roof at the front of the house has an issue.

Our house is shared ownership and I'm not sure where we stand, which is why I'm asking for help here. We moved in approximately 1 year 4 months ago.

Any idea if we will have to pay to get the roof fixed (assume a very expensive job)? Would this come under the house builders warranty thingy? Would longhurst, or the original developer be required to fix it? Or would it come under buildings insurance?

I'm very worried at the moment, but if we will have to pay to fix it any ideas as to the cost. Its a small 2 bed semi.

    Unsure how shared ownership works, but something like this, whoever has insurance on the property ought to call the insurance company and report the incidents. They will probably send a surveyor out to assess the situation and advise them accordingly whether it is a valid claim or not.
    My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.

    I know the when we looked at shared ownership almost years ago the responsibility was ours if any problems arose
  • It's a possibility that the water droplets are condensation due to the cold weather and inadequate ventilation.
