Quote for plastering two connecting rooms

Just got a quote for plastering a connecting lounge / dining room (walls and ceilings). One room 12ft x 11ft, the other 13ft x 11ft. Quote includes applying a bonding coat to even out the existing walls and then a finishing skim. Quote included putting beading on edges of the chimney breast / around windows before applying the bonding coat. Four men, two days £1100.

Another plasterer quoted £400 to put a simple skim on all the walls and ceilings.

Is £1100 a bit steep? I had a top figure of £700-£800 in mind.

  • Sounds very expensive to me I had my living room done with areas having to be knocked back to bricks, new beading and bond cost me £300 for a 15ft x 16ft room
    Keep shopping around, bear in mind work is prob quiet now so you should get a good deal, sounds like the quote for £1,100 is someone trying to make up lost earnings in time for Christmas.

    Sounds about right to me materials will be pushing 200 if there doing it properly,if your floating the walls prior to skimming its over twice the work instead of just a skim coat .

    You said 'areas' depend how big the areas are.the poster was stating all walls.
  • One of the two rooms is a simple square shape with an 8ft wide, 5ft high window taking up most of the end wall, the other has a chimney breast that sticks out (with half of it taken up by fireplace). That room also has a window at the end the same size. The two rooms have just been separated so the common walls are currently faced both sides with bare plasterboard.

    Can anyone tell me what would be reasonable to pay at the minute? Am I wrong in thinking £800 is reasonable to get the job done well? The plastering is holding up other work we need to get done. I'm keen to find someone to do the work very soon but I'm hesitant to get someone that hasn't been personally recommended.

  • i have just had a 13 x 12 living room plastered and ceiling done and coved for £160 . my daughters room is now in the proccess of being started and that is £120

    That's very cheep spankymonkey, can you ask your plasterer if he would travel to Birmingham ? I have 12 rooms that need boarding and plastering on a renovation project I'm doing.:wink:

    Sorry , back on topic, I study these forums quite a lot and have found that on average it works out at £70 per wall and £100 per ceiling for skimming.
    Obviously other things need to be taken into account , like size and awkwardness of the job, and where you live
  • That sounds about right, my DH is a plasterer and have just asked him - he said it would take him between 5-6 days plus materials so fwould be about £1000 so for 4 men over 2 days you would be paying 8 days wages (IYSWIM!)

    I would just get another quote though just for your own peace of mind!
  • well my plasterer came in at 8.30 this morning and left at 2pm all finished! i was that happy i gave him an extra tenner! he does plastering as a second job so thats maybe why he is cheaper.... but hes really good at it.....just got kitchen and bathroom to go now!

  • Hi Spankymonkey, would yor plasterer be interested in doing any work in kings lynn. There is 2 small bedrooms, 1 medium bedroom with ceiling and hall stairs and landing. The landing is about 2 x 1 meters and the hall is 1 x1 meters. Everything on the hall stairs and landing can be reached with small step ladders. Thanks
  • as far as im aware hes busy all this week, then obviously theres xmas, and will be having him back as soon as....... so i can ask when i happen to see him again, it really depends how desperate you are for a plasterer as there may be a long wait....
