Full survey!? not!

we have just had a full survey done on a house we have put an offer in for, this survey came back with usual things that you would expect on a house 50 years old, but....
....we paid for a full survey, but the report says that the loft could not be inspected as the opening was to small, under the stairs was not inspected as there was something in the way and that the roof wasnt inspected as it was to high!!!!!!!
also they have said that trees close to the house are next doors but they are on our side of the fence! so we are wondering if he got that wrong, has he got anything else wrong?
do we have a leg to stand on to complain that a full survey wasnt carried out - as the roof is a major part of the house and it wasnt inspected!???

Your first approach should be to the surveyor. Explain why your not happy and see what he says.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Was it a full structural or a homebuyers report? Sounds like a homebuyers and they have more get out clauses than the govt!0

Christ, that sounds like the guy just drove past and gave the house a quick look!
When i bought my place i didnt bother with a full survey. The mortgage company did their own little survey, so i figured if they were happy lending money on the place they must be fairly confident that the place is okay. I also got an artitect friend to give the place the once over. After I purchased the place the previous owners gave me the full survey they had done on the place before they bought it and co-incidentally everything myself & my friend had noticed had been highlighted in the survey, so we did just as good a job and saved the cost!0 -
thanks everyone - yes its the homebuyers report - and yes i thot that they mite be able to get out of it some way or another, as i phoned them to just say that we are not happy with the report, and the woman said that she would have to get the survey man to phone me back, but she said "it was only the homebuyers report youhad not a structure one" - so im not holding out any hope on it really. :rolleyes:0

There is very little point in ever instructing a full survey from your mortgage company, whether full or not their interest is always whether the property is worth the money the bank is risking and that is it.
I know that information is not very helpful now, but for future reference, go for a basic survey and commission your own independant surveyor to go around, homebuyers surveys are pretty pointless things whatever level you go for. Its a popular misconception that they will tell you all of the wrongs of your new potential house, they won't.0
