Landlords need to be more realistic

FWIW, the CPI figures have housing rents up 3.5% of the past year according to the ONS.0

Im a tenant and I am perfectly lovely! I have been an owner in the past and simply found it too stressful and now choose to rent. I certainly did not feel in any way superior because I had a little English castle to call my own (or at least it would have been in 25 years time) Europeans seem to have a much more relaxed attitude to renting and largely appear to offer good accomodation at reasonable prices. The rental situation is just crazy in the UK and badly maintained properties are frequently offered at outrageous prices. I have friends who live in frankly dangerous properties who have to pay high rents. No. I do not expect anyone to subsidise my right to live decently but I do sometimes wonder how some landlords sleep at night.0

I must live quite a niaive life as a landlord as I always make sure my properties are very well maintained and market the properties very competatively for the rental market.
I maintain the properties to a high standard in the hope that my tenants respect the property as a nice place to live and will help to keep the properties to a high standard
Marketing the property competatively helps to ensure very low void periods and I rely on the standard of the properties as setting the place high amongst the desireability of potential tenants for the market price.
Now I realise that there were very bad landlords with poor properties in the past, but I would have thought that the amount of increased properties for rent would lend to the properties needing to be of a higher standard in order to secure tenants
As for LL's being able to sleep at night, it's very easy. BTL is just another type of business which involves members of the public to survive.
I would have thought that your friends living in dangerous accomodation would find it harder to sleep at night. I know I would if I was in a dangerous property. Maybe they should move.:wall:
What we've got here is....... failure to communicate.

Well yes, the thing is they cant afford too which is precisely the point I was trying to make!0

Ps Thanks for being one of the nice ones. I know you are around as my present landlady is a gem but because youare nice doesnt mean the problem does not exist. It should not, simple as that. Maybe I have a simplistic view but I do not feel that as human beings we should treat each other in an exploitative way whether you are a land lord or a tenant0

PPS I did say some landlords!0

Littlefox, I was not arguing with you.
I said I must be naive and my feelings that in an increasingly competative market, I want to make sure my property is as nice as it can be so that I have a higher chance of ensuring a rental.
I would have thought that in a competative market, other landlords would be forced to do so.
In your example, it would appear that there are not enough rental properties that allow landlords to get away with poor accomodation that will still be tenanted:wall:

Maybe your company should reduce your wages so that they can sell their products more cheaply.
GG
with JCB , Corus , and other Manufacturers doing this already , 2009
things will get tighter for a lot more.
Maybe the Government should spend some money
on doing up all these boarded up council properties that were highlighted in the
"tongue in cheek" BBC's Mischief series of programs featuring a made up estate agents called Norfolk & Holmes.

(i never knew we had atomic police !? )
the program covered a staggering amount of unused properties around the country
and surely spending some capital and employing british construction firms and suppliers/materials would be well spent money during next year ?
i know they have gone on about affordable housing in the past , this is surely an ideal time
to put their money where their mouths are ? and get some projects up and running.

Sounds like good news for tenants.0
