house buying companies-any that aren't crooks?

We have a new build house to sell which has is an 80 mile trip away from where we want to live. We are living in a relative's flat and have it rented out until feb 09. We just want rid of this house and to move on-are there any housebuying companies out there that actuallydo offer 20%-30% less than the valuation or are they all crooks? We don't want to rent back or have the option to buy back or anything else just to get shot of this house. Would auction be a better idea? thanks.

    Without buyback it should be more straightforward. Either the buyer comes up with the money or they don't.

    Golden rule is not to pay for a survey. Anyone genuine will pay for their own survey. Too easy to charge £400 for a survey, give you a stupidly low valuation, and walk away with your cash.

    Last valuation (pre-crunch) was £325k. We have a £150k mortgage -so somewhere in the middle. We have spent 2 long years building from scratch so would like to think we could walk away with 100k but this might be unrealistic now.

    If you really want to sell then lower the price. You've got plenty of wriggle room.

    Whoever buys it from you (from one of these companies) is just going to sell it on, probably by auction. So, set a very, very realistic reserve and auction it yourself.

    None of these companies are reputable..... :)

    a property is only worth what the next person is willing to give in exchange regardless of what the vendor or estate agents say especially in a slow illiquid market.

    at the end of the day you can accept or rejct any offer - there is no gun to your head as it were.

    the opposite side of the coin is are all sellers greedy? :)
  • Hi, I would have to say in the current economy the main people who are buying are investors and they are looking for their own profit margin. If you want i have a friend who works at a london auction house, he's very good, they're a big reputable company and they have sold stuff for me before. Pm me if you want me to send you details and you can try him - doesn;t cost anything - just an email!

    Only just noticed some new replies so thanks to all of you. It is what you might call a difficult house to sell as it is a log home (as opposed to a cabin) on a half acre site, 3 beds, 3 baths, double garage-very eco-friendly-2minutes from a great beach in Northumberland. However-not that easy to mortgage-although we have one from the ecology bs-you are very limited in choice as most lenders (stupidly) won't consider anything other than a traditional build. Oneof our neighbours is doing very well with holiday letting http://uk.search.yahoo.com/search?p=wyndy+lodge&ei=UTF-8&fr=moz2 see link-ours is a slightly different design-a bit bigger. We thought this could be a selling point?? Anyone know of any websites/magazine/estateagents that specialise in eco-homes???? Sorry to ramble thanks
