Well we have made an offer !
The house is on the market for £499.950 and we offered £469950. No real suprise when the offer was rejected , with the EA saying they wanted a figure much closer to the asking price.
Considering we do not want to go much higher than £485000 (although would probably go to 490, what should be our next move.
Should we wait until tomorrow to come back , how much should be our next offer. We dont want to appear desperate.
Personally I think a next offer of between 477 and 480 is about right.
Help , we are rubbish negotiators !!

How long has the house been on the market, how desperate are the current owners to sell and how popular has the house been for viewings?0 -
Not up on the whole house thing, but surely an offer of around 480 is sensible upping to 485 and then maybe a 486 thinking "its a last offer". lol.
Like I said, I dunno!!! lol0 -
I think the house has been on the market 6 weeks and has had a fair amount of viewings. Its in very good condition so there is not a lot I can use as leverage.
How do you appear less desperate ? wait a day or two to offer again ?? wait for the EA to call you back.
Also if someone else came in with a better offer in the meantime would the EA let us know this and give us the chance to counter .

Wait for the EA to call you, You could phone the EA in 2 days if you haven't heard anything. Also if someone else came in with a better offer in the meantime would the EA let us know this and give us the chance to counter .
Yes.
Think about how much you think the house is worth and at what point you are prepared to walk away.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. probably not a first time buyer, probably using profit from a previous house.. my friends recently bought a £300,000 but as they had bought and sold a few houses over the years the morgage is only £50,000.biblejohn wrote:Not being rude, but how an earth someone afford to buy a £485000 house?!!!!
