Survey Repairs/Improvements recom.

Hi,

This is probably not the best board to post, but maybe someone can point me in the right dierction.

Just had a survey done on the house we're planning to buy and they recommended that the chimney stack flashing (waterproofing) should be repaired.
And the pipes in the house should be lagged and the water tanks insulated.

Anybody have any ideas if these will be big/small jobs? I am just trying to estimate what the costs would be?

EA said it wont be more than £50, i wont believe anything he says lol

I tried ringing local builders, the first one said its too small jobs for him to take on. Dont know if thats good/bad news, as i small job for hime could be less than £100 or less than £5000 income?
The second builder said they dont do repairs? lol

I dont know who would do these types of repairs, im really clueless!
Any help would be really appreciated!

    Unless your DIY skills are good and you have no fear of heights, you need a roofer to do the chimney stack flashing. Depends where you are in the country, but I would allow a couple of hundred in the south-east. Double it if you need to hire scaffolding.

    Lagging pipes is easy and insulating water tanks. You just buy the stuff and stick it round the pipes/ tanks. Both these are probably desirable not essential.

    As silvercar said, lagging pipes and insulating water tanks is an easy job - get yourself down to B&Q and get some lagging and stick it round the pipes/tanks.

    Call a chimney specialist to do the flashing on your chimneys - again not a massive job but depends on whether or not they will need scafolding.

    Health & Safety these days means that when e assess insurance work on 2 storey houses (chimney stack work too) we have to add extra for scaffolding too. I'd say £200ish for someone to do the lead flashing around chimney (plus scaffold hire etc). Then again, a lot of builders would probably just get a ladder up there and do it.
    My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.

    The lead flashing anyway, if water penetrates it could cause all sorts of damp problems.
