    Just to be clear !!!!!!.. I'm not attacking you personally or your expectations.

    I've probably read many of the news articles you have in recent weeks, with some eminent minds calling for the printing presses.

    If I was forceful above, it wasn't to attack you personally.. but simply the certainty you seem to have in inflation and the printing-press being a near absolute certainty.

    I wouldn't want to see you (or I for that matter) take on considerable debt when the continuing forcing on the economy may bring a deflationary outcome, which makes all debt a lot heavier to deal with.

    Do you think that will be general or just "shiny stuff" deflation?

    I suspect we may get "essentials" inflation rising with reported inflation going down as Plasma tellies are dropping like flies whilst cheese sarnies are going up (Cheese and Plasma Index, or Ravioli and Plasma if you prefer). Maybe a bit of debt to buy those pallets of baked beans could pay off..?

    Dunno about wage inflation (which makes taking on debt a better idea) - either troosers continues increasing state handouts which we can't afford or something's gonna give (unless I'm wrong about the "essentials" inflation).

    I think I have found out why the Halifax average price is higher and why falls are quicker.

    look at the London info compared to the rest of the country.
    It looks like it is contributing a lot to the average falls.(perhaps Halifax has more london exposure BTl etc?)
    This info is only the 3rd quarter.

    London -16.6 YOY

    Also london has had the highest price growth in flats and maisonets the propertys that are falling the most.

    Don't forget houses in pre-historic times also were subject to less regulations from central governments which meant buildings were no doubt cheaper to construct .... ie no minimum wage, no building control inspectors, etc. :j

    The term WALK needs also to be clarrified as this point in time is subject to great debate amongst evolutionary guru's. :p

    I am in a less the -10% area.(But i think we started before most so hopefully stop a bit earlier too.)

    Now if you don't mind could you stop effecting the average price of my house.;) :D
    PS any falls in london "due to the price of the property" almost count as double for the rest of the UK.
