Halifax -2.6% in November

    You have to laugh:
    · The UK average house price is 124% higher than ten years ago. The current average price is more than £90,000 higher than in November 1998 (£73,129).

    ·House prices in November were 14.9% lower on an annual basis. The UK average price has returned to the level in July 2005 (£163,445).
    But, if you use monthly figures, not quarterly, the average house price fell from £195,092 to £163,605, which is more like 16.13% drop! And it also makes more than 18%since the peak in August!

    And don't forget inflation, so thats over 20%.

    So Halifax and Nationwide are now conflicting.

    Although delayed the LR figures are going to be the most accurate. (due to the ammount of transactions for all lenders)
    The transactions these two must be basing their reports on must be so low they could be thrown very easily.

    LONDON (Reuters) - House prices fell 2.6 percent in November, taking prices down 14.9 percent in the three months to November compared with a year ago, HBOS said in its Halifax house price survey on Thursday.

    The average house price stood at 163,605 pounds, HBOS said, a level not seen since July 2005.

    Last month, Halifax said house prices fell 2.2 percent on the month in October for an annual three-month decline of 13.7 percent.

    What do you mean? On the way up they never exactly mirrored each other either.

    You can't look at it month-on-month and draw full conclusions. Try 6 months+.

    Maybe Nationwide's December or January release with be -3% or -4%.
