Demolish existing kitchen and build new one

Hi - help needed by someone who hasn't got a clue...

I've got a listed building in Bedfordshire.

I'm demolishing a small existing kitchen (probably 2.5m x 3m) and building a new one.

The quote to do this (without any fixtures/fittings inside) is 'between 40 and 45K'. Is this reasonable?

The new kitchen is 4.6m x 7.2m, so about 33 sq m I think!

I know the builder does good work. Would it be appropriate for me to say to the builder that I expect it to be done for £40k?

All advice gratefully received.

When you say without F&F - presumably it will have electricity, water, drainage and the walls plastered etc?

There's no reason why you can't negotiate and of course get some other quotes, see what you think of other builders. It's not exactly cheap but it doesn't sound like a complete rip off.

If you buy a copy of homebuilding & renovating magazine it has a table of prices you should expect to pay per metre based on where you are and the quality you're expecting. It's really helpful.
