New Extension

Does this quote seem reasonable, I would be grateful for anyone's advice.

Build an 4x3m extension to the rear of the property.
Extension to consist of French doors opening outwards, vaulted style ceiling and aprox 4 double sockets. The finish will be bare plaster and skirting boards will be left in their natural state.

The wall between the kitchen and new extension will be opened up to a suitable width and supported using 2 RSJ. All pipes and electrics will be diverted.
A new kitchen to be fitted, to include new integrated appliances(oven,hob,hood, sng fridge, sng freezer,washer, drier and dishwasher)

Remedial works to be carried out in the kitchen area, such as tanking all walls to prevent water ingress into kitchen and under stairs and fit new skirting boards.

External works include re positioning of the manhole and to move the soil stack to a better position as to not obstruct the extension. Both party-wall boundaries in the rear garden will be taken down and replaced with approx 18m of fencing.

nb it will be a block cavity block construction with a rendered finish.

I have been quoted £23,000. I understand kitchens can vary in price so if I knock a standard B&Q kitchen off that and appliances say £5,000 for the size required then that leaves a quote of approx £18,000 for all the other work.

This is the first time we have done anything like this and so don't know if the price is good, average or bad.

    guide price for extensions is approx 1000 quid per sq m.
    so 12k for the basic shell. you can get a basic kitchen fitted from say 2k/5k.

    all the other work is difficult to give a budget price, without seeing it in more detail.
    Get some gorm.

    i've just had the same done.

    the build cost £17,000 total

    the kitchen £5000

    so i think your price is reasonable.

  • I'm having a 12m2 extension opening up as a kitchen diner with the french doors on to the garden etc. My reliable builder friend has quoted us 12k give or take. We are doing the B&Q kitchen - if you make an appt for January for kitchen consult they will still honour the 50% discount plus the 15% discount on top.

    I have asked a family friend for an extension for a quote for an extension which is 3m wide by 7m long (roughly)....21square meters (i think!) and he has said he'll do the brickwork for the price of the materials which will be 4k-5k...is that about right?

    Seems a bit OTT to me. I would use £85 psf for pricing the whole building works and allow £4500K for kitchen. A good joiner should fit it in 3 days and charge about £120 a day.

    So I'd say £16K for the extension and add a grand for the fencing and manhole works. I'm near Manchester - rates do vary across the country.

    Get it all agreed and pick up a householders building works contract from the RIBA Bookshop and get the builder to sign it at commencement of works!

    hi porky,
    what would the psf rate be just for a shell, walls roof floor?

    brick and bloc wall, concrete floor tiled roof?

    would the rate be cheaper if the foundations were sorted out seperateley
