I've lived in a multiple occupation house before (in fact two - but both owned by same person) - and they have not been hovels!
I would personally arrange a time to go around to see this lady.
If she'd like to stay arrange contracts etc with her. And give her all necessary contact information. Also confirm that you would like the property treated with respect and decide what your rules will be regarding any drugs on the premises.
If she doesn't want to stay then go around to arrange with her when she will be moving out etc. And again give her any necessary information in writing.

If she lived in certain parts of Manchester,the landlord would just go and see "the man" who would ensure she left. I know its not your style though.0

Turkolina, you're taking this personally, which is quite understandable when it's your business that's being discussed, of course.
However, and this is an important skill for having any kind of management input into a business, let alone running your own, you need to set your personal feelings and opinions based on rumors aside, and deal with facts.
I'm glad you're looking to improve the "professional" side of what you're doing. This protects you as well as your tenants.
If you don't know that someone damaged something, or if you don't know that someone is abusing drugs then it never happened, if you see what I mean.
You say about our replies here "Wow some of you are so judgemental.". Ummm. Really? You mean we're the kind of people who assume that someone is taking drugs based on hearsay? Or that any damage that occurred when no one saw it happen must conveniently be caused by a tenant we dislike?
You need to set aside your feelings and what people say to you, and deal with facts. If you have a problem based on rent, deal with that. I don't think anyone here is suggesting that you shouldn't be expected to put up with someone not paying rent, just that there are correct ways to go about dealing with them not paying.
If you can prove that someone is abusing your facilities, deal with that. I don't think anyone here is suggesting you should turn a blind eye to someone you can prove is abusing your property, just that you don't have any proof.If you don't stand for something, you'll fall for anything0
