Any Advice would be a great help. What checks should a landord do on a house you rent form them?
Should they do Gas and Electric checks?

Gas has to have a Landlords gas saftey cert done every year.
Electrics are more of a gray area they have to be safe but not checked but how do you know they are safe if they are not checked?0 -
Thanks for that. I've had one gas check in 3 years! I've had no electric check! Next door is a sparky and he thinks they should do it every year as he does that for landlords. I didn't know the truth behind that.

gas every 12 months. energy certificate needed now.

Energy certs needed from a month ago, but only every 10 years, and only for new tenancies....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
Electric intallation cert required if you are in a HMO. The previous cert should recommend a time period before the next test but it's usually five years.0

Thats Energy performance cert, for how much CO2 a house will use nothing to do with how safe the electrics are.0
