HI, WOULD APPRECIATE SOME ADVICE FROM ANY ONE IN THE KNOW....
i LIVE OPPOSITE A FIELD WHICH IS DESIGNATED GREEN BELT AND GREAT LANDSCAPE VALUE...ANY WAY BASICALLY THE GUY WHO OWNS IT IS PUTTING IN FOR PLANNING TO BULID A HOUSING ESTATE,,, WE ARE ALL REALLY ANGRY AS HAVE WORKED REALLY HARD TO BUY A HOUSE IN A NICE AREA AND NOW WE COULD HAVE THOUSANDS WIPED OFF THE VALUE, CAN WE STOP THIS AT ALL OR ARE WE POWERLESS

There are Planning laws and regulations that control development like this. You need to look at the local Plan - ask your Council. The local Plan will designate certain areas where development is permitted - probably because there is a need for more housing in that area. And there will be other areas where development is unlikely to be permitted.
For sure, though ..... the effect on the value of your property is immaterial from a planning point of view, so forget about that aspect. Look at the local Plan and then consider organising a local "action group".Warning ..... I'm a peri-menopausal axe-wielding maniac0 -

You need to look up the council's plans that ID what land usage it is. It'll be in the planning section online I expect.
Start keeping a folder with everyone's contact details in - start speaking to neighbours - expect it to be lots of work. Get local councillors onside if you can - if not then work out why they want it.0 -

We had this where i live and the plan was for 130 houses and everyone was over the moon as it was a nice plan the next minute it was found out that 40 houses were to be social housing and you would not believe the amount of nimbys that came out of the woodwork.
I am ashamed to say the plans were over ruled and shelved because of the nimbysIt is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
If it is designated Green Belt then the owner will have a very long and difficult fight to get planning permission. There are cases where it happens but its not the norm. You need to be certain that its green belt and not just a green field as it'll make a difference. The Local Plan will tell you that.
Its a good idea to get a group of residents involved as it will help get local councillors onside. A very large planning application like this would be decided at a committee of councillors so the earlier you get lobbying the better. The Planning Officers will give the committe a recommendation based on all the national/regional/local planning laws but at the end of the day it'll be the committee of councillors who decide. To build on green belt the owner would need an awfully good argument/justification as this disignation is very robust.

If it really is Green Belt land, unless the Council have designated it as a rural exceptions site, he has next to no chance of getting planning permission. New dwellings are 'inappropriate development' in the Green Belt and there is a very strong presumption against such development. Can you find out if it's a rural exceptions site - this is basically a designated site where affordable housing can be built for rural communities - because that's the only way he would stand a chance of getting planning permission. If you want to post your local authority and details of the site (or message me if you don't want to post) I can help you try and find that out.0

If it's also a designated as great landscape value and there are TPOs on the site, it all sounds pretty unlikely to me! They're all good strong objections. And don't feel like you're fighting a losing battle - it's the land owner who's fighting the losing battle!0
