there are quite few around still it's just finding them. leaseholds aren't a no go, you just have to be a bit more careful with them.
off the top of my head look at these with a low service charge and rental return would be ok too.

Yeah I have 3 (used to be 4 bought we bought the freehold) it's just that as a get a bit older I want less hassle and more control (maybe I am getting cranky in my middle age). I realise the yields are a bit higher on flats but I am quite certain what I want now. Not to mention that the first flat you quoted was a £M, thats too rich for me0 -

the expensive flat was just to give an example across price ranges.
to have that amount of cash tied up in a BTL would be a tough one to justify.
agree about the flats - i look at it slightly differently because i think there is less to go wrong as you only have one or two bedrooms. not saying how you would do it is wrong just a different perspective.0 -

you can now buy a 2-bed flat in South London for £75k (that would have sold for £180k last year) ..... prices in these areas are at 1998 levels.
Just going back to the original question, pray tell, where are these areas in South London which are back to 1998 levels? And what do you base this on? Evidence please.0 -
I doubt there is much on the market at the moment that will give you a positive return over a short to medium term period. I think in a further 9 months things will be much more sensible for new investments.
Anyway, as a good BTL landlord I may go round the flats tonight, and annoy the tenants by raiding their fridges drinking their beer, scoffing all there choccies and treats, making long calls to sexy sue's adult hotline, and then @rinating in their beds.

Kenny, I seem to remember my firend's landlord doing that one night many moons ago.... though he swears he didn't mean to wet the bed and was very very drunk and atleast he made it to the toilet the second time and did let them off with the large brown stain on the carpet when they moved out, it was him after all.
So... are you 'that' landlord with a particular liking for crazy vimpto and that can balance a malteaser on each eyelid??? :rotfl:0
