    And what does it say about the general condition of the place in the inventory?

    Finally STOP SPENDING YOU MONEY ON THIS PLACE!! (i.e. carpets, paint). By the sounds of it you're going to have to move sooner than you'd like.

  • i could have written the first few lines of your post in our last house. it was beautiful structurally (LOL) however it was hideously smelly, grimy, greasy, tacky, all of the above. took us weeks to get rid if the smell! if you really like the property and dont want to move again - i think its easy to say get out but i know how much of a pain moving two of us was let alone you 2 and 2 little ones. i would do the inventory right now (if not done already) take hundreds of photos. take your little ones and give them licence to scream all they like and go to the letting agent with your proof and refuse to move til its sorted. if i had a pound for all the times ive heard "we'll call you back before the end of the day" i wouldnt be on these boards anymore....
  • I read once that if you leave a bowl of vinegar or diluted vinegar standing in a room it can help remove a smell

    I used it once for some spilt milk in the car, seemed to have worked
  • your landlord is supposed to be registered with the council if he is renting out a property i think???

    report the property to the council as it is and dont spend another penny on it.

    tell the LA you are reporting it and see what their reaction is because they shouldnt have rented out it in the state it is in.

    take lots of pictures, pictures, keep a diary, with every detail.

    the council can prosecute the owner because it is clearly not fit to live in.

    get onto social services and get them involved too, they can push for the council to rehouse you. BUT get that b*%"$#d landlord sorted out!!! how dare he take your money.

    Wow, just looking through old posts and thought I'd update!! lol.

    Well almost one year on and... we left!! we renewed after 6 months as couldn't find anywhere better and then 2 months later decided enough was enough. We had a ridiculous number of problems during the tenancy that if I listed now it would take half the afternoon so I shan't bother but needless to say I'm so glad we're out!!

    The hilarious (gotta laugh or I'd scream and scare all the neighbours!!) thing is that the person who check'd out the property was on mat leave when we moved in and so never saw the property when we moved in. I cleaned the property throughout when we left and she still took 89!!! yes 89! photos of things that we needed to sort out!! I re cleaned some ~ only the oven as genuinely forgot that and dusted round for all of about 3 mins as it was mainly spiders webs that had formed since we left due to the crazy amount of creepy crawlies there!! and eventually they gave in. Still took me 6 weeks to get ANY of our deposit back as they wanted money for cleaning, and to re lay carpet in the lounge (we put cheap stuff down the day we moved in due to the disgusting state of what was there ~ we had no choice and notified them of that when we moved in!) I eventually agreed to an £85 deduction ~ more than the LL deserves as the house is infinitly better now than when we moved in but I decided the stress they've given me and would continue to wasn't worth it. They even took money off for September rent (we moved 26/8) because we left our tenancy early (3 months into 2nd 6month tenancy) until the new tenants moved in even though the new tenants wanted to move on the 21/8 which we agreed to be out by but the LA couldn't reimburse monies until the account was closed so their fault!!! (I couldn't pay half rent somewhere else when I'd already paid out a full months there) Ggggaaahhhh!!
    lol.


    Anyways...we now have a beautiful home, inside and out, a million times better with no other inhabitants!! be it mice or creepy crawlies!! £150 extra a month (still average for 3bed in the area, other one was just dirt cheap!!) but so worth it and we finally feel at home :D. Thanks again for eveyones help.
