I think you should talk to a few banks first before making an offer.
Try a few websites or talk to an IFA.
Websites have calculators for lending amounts and repayment rates.
The seller would not be happy if they accepted your offer and then you found out how much you could borrow.
You need to see what you can afford first.

This would be difficult.
You are looking at 5x joint income with only 5% deposit and with costs added, ie MIG (which would be steep) the loan would end up at 97-98%
I seriously suggest you talk to a Broker

SSI am a fee charging WoM Mortgage broker.I now no longer give information and opinion within the Mortgage boards, because a number of posters who, having approached me professionally, agreed my fee-which has been been made very clear at the outset, taken my advice (normally cancelling a [home visit] meeting at short notice) have then approached one of the fee-free brokers on here to arrange the very same deal I have advised.Whilst I totally concur with the ethos of "money saving"- abusing the goodwill of a professional who provides a quality service is taking it too far! :mad:0 -

I too would suggest talking to a mortgage adviser.
What you are looking for would appear to be outside of normal lending multiples, and affordability based lenders. However a good adviser will know how to position a case to a lender in its best light to get the most from that lender
