True Value OF YOUR PROPERTY!!!!

karie, I am not telling people to sell. Get a life. Everyone has missed the point again. The start of this was to allow people to have general guidline.
Somehow it became a spelling B test. Ha.
Now it has become, 'not everyone can sell'.
DUH...... I know...............................
Once again, this is about a guideline for people to generally know what their house is for.
As long as you don't sell, your house is still your home!!! People are now forgetting that a house is a home. Not an investment it once was!
As long as your mortgage is affordable you are safe as house! Pardon my pun.Motto: 'If you don't ask, you don't get!!'

1. Valuate is not a word.
2. An average of 1% is not the same as an average of 1.5%.
3. Making a house sellable must add value (assuming that it was previously unsellable).
4. A conservatory costing £10K cannot add more than 5% to a house worth £200K. One costing £3K would add much less to that same house. Some conservatories reduce the house price. They are disgusting additions to most houses IMHO.
GG
Just to add, I don't think estate agents are in the business of overvaluing at the moment, more likely chasing sales turnover.'Just think for a moment what a prospect that is. A single market without barriers visible or invisible giving you direct and unhindered access to the purchasing power of over 300 million of the worlds wealthiest and most prosperous people' Margaret Thatcher0 -

Classy.
One of the most ignorant things you can post on a forum in my opinion.0 -
To give you an example of the price crashes in NI, I bought my small 3 bed semi in 2004 for £71,000. By early summer 2007 it (or the same type on the development) was selling for offers around £210,000. In October the Nationwide valued it at £126,000 and I've recently seen another for sale in the local paper for £89,000!!!0

Is that true, property prices are what they were in 2006? a house 4 doors down from me sold for £198000 in 2006, Im hoping mine is worth £180000 but not sure if this is realistic, any advice?
According to Halifax, we are at October 2005 prices
