    A good point! Technically the order should still be valid unless the landlord has told you in writing that it has been changed. A S21 notice is valid indefinately unless rescinded or for a "reasonable length of time" if you are permitted to stay.

    It is worth noting that just because they have served you with a section 21 notice, they dont have to enforce it at that time, they can allow you to stay but still keep the S21 there.

    Sorry it does not give you a clear cut answer - it has been the cause of much debate - you need to ask them for clarification in writing or make an arrangement to pay the arrears over an agreed period of time.

    Having served a section 21, they could now act on it and go to court to force eviction.

    Double edged sword, this section 21. Read up on "sword of damocles".

    They could actually move to evict you, whether they will or not is a different matter. By serving the notice they are reserving their right to do so.

    You actually need to talk to them to find out if they intend to evict you. Letting them know when you will be able to tackle the rent arrears will help.

    Pay the rent maybe? Oo

    I got a dd setup so when i get paid rent goes out in next few days... makes sure the most important thing i have to pay for get spaid... roof over my head!.
  • OKLIW......Lots of advice given here. Here is mine.................You have been served a section 21 notice, end date 11th Nov 08. As you have not vacated the property, the landlord now has to apply to court for posession proceedings to start. Normally this process would start the day after the section 21 ran out (11/11), and you would have been informed of a court date. Seeing nothing has happened, it seems that the landlord has not taken the next step. It will do no harm to sit this out and see what happens.
    Thje best thing you can do is to start paying rent, even if its not full rent, try paying weekly amounts, this will show thw landlord that your serious about paying.

    Well.. surely if you could set one up at th day of payment you wouldnt be having problems would you?
