BTL News

The wheels have completely fallen off the BTL business. This will come as welcome news for young families who want to buy their own homes.

  • It was only a matter of time, HPI made BTL easy so there is little point now with the glut of sellers turning to renting to see the crash through. Flooding the market drives down rents and profits turn out to be to low to bother with. More houses enter the selling market and prices fall even further.
  • You won't find too many people who'll have much sympathy for all the BTLet slum landlords
  • I agree its positive, just be careful with the age-ist stuff, some not-so-young people want to get an affordable house, too...!!

they're going to have find a substantial deposit and then find the finance to purchase the property. of course all young families have this to hand.

I myself have no sympathy for all you slum tenants that expect everything to be given to you on a plate, without doing what we all done get a job.

  • The forum's resident slum BTlet landlord, chucky, has an interesting business model. Cram your properties full of illegal immigrants and only accept cash payments for rent thereby avoiding income tax. It is a great strategy as long as he doesn't get caught.

You're assuming that those that can't sell and rent out have a property in a desirable rental area. The reverse is usually true. The only properties that are selling are ones where they make good investment sense ie strong rental area. Generally speaking if you can't sell it you'll struggle to get it rented out too.

Only investors have been buying so anything which isn't a sound investment opportunity won't sell. Even with massive price cuts some stuff just won't shift as there is no demand for that type of property or that particular area or there is something really rubbish about the property eg it backs onto a railway line.
