I second what Dawn said. My disabled friend had a very hard time renting a private flat because he gets housing benefit. Almost all the property ads said no DSS, no pets, no smokers, professional couples only etc. If your OH is getting desperate relaxing some or all of these requirements could really help.
Do be careful with pets in a flat as many leases don't allow this, but some allow non noisy pets like caged birds and caged animals (hamsters).
If taking on a smoker or pet I would just ask for a higher deposit. You can write in that the place must be professionally cleaned if you feel that fleas or smells maybe an issue.
I would not be against DSS in many ways this is more secure but do not have it paid direct as there can be complications if the claimant is found to have claimed fraudulantly.0 -

Thanks for that - I spoke to him last night, he's happy enough with pets - depending on what the pet is - there are several people in his building with cats/dogs so should be ok - don't think he'd be so keen on a smoker, but I suppose beggars can't be choosers! And getting it professionally cleaned is a great idea!!

well - after a bit of negotiation (of price on our part unfortunately!) - he finally got himself a tenant - and someone who was looking to move in immediately!
So that's a huge weight lifted off just in time for Chrimbo!!
