  • I've been following moneysavingexpert for about 4 years now and this is my first post.

    I've had dealings with Mr.Ahuja in the past. It was brief and I did not conclude the deal but I am still on his newsletter... 70% of it is informative, 30% of ranges from irrelevant to sales spam admittedly.

    I registered to say that I can't understand why most of you are so immature and spiteful towards Ahuja without any experience of meeting or dealing with him. He's successful, by virtue of luck some would say, but so what? Just because he's got the financial nouse to sense a money making opportunity - which isn't too disimilar to being a moneysavingexpert - why all the rudeness?

    And yes, I'm aware that this is my first post so whether you think I'm Mr.Ahuja or a reincarnation of the goddess shiva is your business.. Just act your age and show some respect.

  • Just to set the record straight I have perosnally met Ajay a number of occasions and am a client of his that has even been on one of his USA buying trips. I found his contacts exceptional and the properties were even better than he made out in the sales pitch. Negatives are the trip was not organised as well as it could have been and we did not meet the broker and attorney which was promised, although i did speak to them over the phone and used their service and found them both, along with the realtor, to be very good.

    The negatives about the firm are if you know nothing about property or finance then I would get trained up before going with them, something you shoudl do before investing in property or any business anyway - research - because the service is not a "hold your hand" newbie service. It is more geared toward competant investors who are aware that in the property game things fall through and it is rarely a smooth ride.

    All the company focus is on the actual deals themselves rather than the hold your hand service. In my opinion this is a good thing as it all comes down to the deal at the end of the day and dip your toe in the water landlords will probably be scared off by the properties themselves alone and go buy a pretty looking new build flat in a nice area that they will struggle to rent and if they do they will be lucky to cover the mortgage and will make zip on the capital gain - capital gain being what all novice and amateurs focus on.

    Then like most of the people who fell into this trap offered by many companies that have now shut down - inside track comes to mind - they go bankrupt or at least lose a lot of money and are scared out of property forever and resort to posting nasty comments on forums like this calling anyone who is doing well and bucking the trend - the trend being doom and gloom at present - a scam artist while they are sat at their computer in their day job that they hate.

    If you spend as much time "minding your own business" than slating everyone elses then maybe you too will be successful but until then keep it zipped.

    We all like to say what we like on here thanks. We quite enjoy [STRIKE]slating off[/STRIKE] discussing Mr Ahuja.... it's not often I agree with brit but it seems to me as if Mr Ahuja is something of a bottom-feeder and sooner or later what goes around will come around. :D
  • Wow, if AJ felt the need for three troll accounts to protect his rep on MSE things must be worse for him than I imagined after reading the !!!!!! analysis of his that crops up from time to time.

    Who even reads this board that a property (mortgage debt) millionaire would care enough to put down his champaign flute long to bother with it?

    Edit: I also like the four screens in the photo- makes him look just like those high flying traders you see on T.V. Only there's no graphs or news tickers, one looks like tunes another for his web browser and a random picture on the far right. Jesus what a tw*t.

    I'd like to refer you to your website post last April where you state you intend to sell 57 properties (http://www.ahuja.co.uk/property-news/ajays-blog/selling/)

    In particular im intrigued by your comment:
    I own a property in Harlow bought 10 years ago worth £250,000 with a £120,000 mortgage outstanding on it. This means that there is around £130,000 in equity. The property breaks even on the rent and has no likelihood of growing anymore in the next 3 years.
    Now if I were to keep this property I would make at best nothing or maybe lose a couple of thousand over the next 3 years.
    If I were to sell the property I would realise after tax around £94,000. Now if I were to put it in the bank I would earn around £17,000 over the next 3 years. Which is a lot better than a few thousand being lost.
    However, if I were to use this £94,000 as deposits to buy around 20 flats for £30,000 each which will give me a £150 profit per month plus an anticipated 50% capital growth over the next 3 years I would expect to make a whopping £400,000

    Now 50% capital growth over three years - when year one has been aprox. -15-20% (based on Nationwide and Halifax/Lloyds figures) doesn't seem very realistic to me... (this bbc page has a luvly chart on where property prices have gone http://news.bbc.co.uk/1/hi/business/7925481.stm)

    In addition average rents are DECREASING due to flooded markets as many realise they can't sell at the inflated prices they were told their properties were worth (http://news.bbc.co.uk/1/hi/business/7910329.stm)

    So... considering the reality how are those new properties working out for you?
